What this scope is

Sanding removes the top layer of wood — usually 1–3 mm depending on the floor’s condition — clearing old varnish, surface stains, light dents and ingrained dirt. The floor is then sealed and finished with multiple coats of varnish. Vacuum-equipped sanders capture most of the dust at source, giving a near dust-free environment in the working area.

How we run a project

Water-based vs melamine (oil-based) varnish

Water-based coatings have lower odour, faster recoat times and a clearer, lighter film that leaves the wood close to its sanded colour — a common choice for occupied residential refurbishments. Melamine and other solvent-based oil-modified systems are the traditional finishes still widely used in Singapore parquet work: they amber the wood with a warmer, deeper tone and tend to feel slightly fuller on the board, but carry a stronger smell during application and a longer cure window. Site ventilation, drying time between coats and product compatibility with the existing finish all influence the outcome. Neither system is universally “best” — the right call depends on existing floor condition, the colour tone the owner wants, tolerance for odour, the available drying window and the budget.

Satin, matt and gloss sheens

Matt and satin finishes diffuse light and hide minor surface marks, scratches and footprints better than higher-gloss systems — satin is the most commonly specified sheen for living areas and bedrooms in Singapore. High-gloss looks more formal and reflective, but shows scuffs, dust and uneven sanding sooner. The same coating brand may publish slightly different gloss-unit values for matt, satin, semi-gloss and gloss tiers; the actual sheen on the floor also varies with the number of coats and inter-coat sanding.

Bona premium option

Bona is positioned as a premium wood-coating brand. Bona Domo (water-based, 1-component) and Bona Mega (water-based, oxygen-crosslinking PU) are common premium choices for residential and demanding floors. Bona finishes generally cost more than standard water-based and oil-based grades; we offer them as a higher-end option, not the default.
